FAQ

Is the check really free?

Yes. You see your verdict, the numbers and the comparable sales without signing up. Ready-to-file packets are coming soon.

Can an appeal raise my taxes?

In New Jersey, yes. If your ratio is below your town’s common level range, the Board is required to increase the assessment. We flag that and tell you not to file.

When is the deadline?

Burlington County uses the January 15 deadline (or 45 days after your assessment postcard is mailed, if later). Online filing opens December 3, 2026. Towns that completed a revaluation get until May 1.

What does filing cost?

The County charges $5 (under $150k), $25 ($150k to $499,999), $100 ($500k to $999,999) or $150 ($1M+), paid to the County Tax Administrator. That fee is separate from anything we charge.

Do you file for me or go to the hearing?

No. You file and appear yourself. In New Jersey only a licensed attorney may represent you before the Tax Board. We’re not a law firm and aren’t affiliated with one.

Why is my target assessment lower than my home’s value?

NJ reduces a winning appeal to market value × your town’s average ratio, not to the sale price itself.

What if you couldn’t estimate my home?

We need recorded sales with matching size data. If we don’t have enough, we say so rather than guess. We re-check as new sales are recorded.

Do I have to be paid up on taxes?

Yes. First-quarter taxes and municipal charges must be paid before the Board will hear you.
