How it works

  1. Official data. We load every residential parcel from the NJ Division of Taxation’s MOD-IV tax list and every recorded sale from the state SR1A sales file, keeping only sales the assessor marked usable (arm’s-length).
  2. Your market value. If your home sold recently, that sale is the best evidence. Otherwise we take 3 to 5 nearby sales of similar size, age and lot value up to the Oct 1, 2026 valuation date and adjust for size.
  3. The Chapter 123 test. New Jersey doesn’t ask whether your assessment equals market value. It asks whether assessment ÷ market value is above your town’s “common level range” (average ratio ±15%). Above the range: the Board reduces you to value × average ratio. Inside: no change. Below: the Board must raise it.
  4. Your savings. (current assessment − target assessment) × your tax rate.
  5. You file. Burlington County appeals are filed online or on Form A-1 by January 15. Your result shows every number you need.
